We've built on acreage from the red rocks of Perry Park to the golf homes at Bear Dance and the bigger lots out toward Spruce Mountain — and up here a barn has to be built for the snow. Larkspur sits way up high, around 6,700 to 7,000 feet, on the Palmer Divide. It gets 75 to 90 inches of snow a year, and above 6,000 feet a roof has to carry a very heavy snow load with no break.
That's the part that catches people out: a flimsy kit barn or one built for somewhere lower will sag and fall under a deep Larkspur snow. We engineer ours to hold that load, set the posts deep in the rocky ground, and pull the county permit.

Larkspur ground is a mix of red rock, clay, and hard decomposed granite. We dig the footings down to solid ground and set the posts deep at the size and spacing the county wants, so heavy snow and ridge-top wind can't shift the barn.

Larkspur is unincorporated Douglas County (303-660-7497), so the barn permit comes from the county and the plans must show the footings and the snow load. Most homes are on a well and septic — we find and mark those first, then set the barn clear of every line.
