Built for the Divide

A Larkspur pole barn isn't a flatland barn.

We've built on acreage from the red rocks of Perry Park to the golf homes at Bear Dance and the bigger lots out toward Spruce Mountain — and up here a barn has to be built for the snow. Larkspur sits way up high, around 6,700 to 7,000 feet, on the Palmer Divide. It gets 75 to 90 inches of snow a year, and above 6,000 feet a roof has to carry a very heavy snow load with no break.

That's the part that catches people out: a flimsy kit barn or one built for somewhere lower will sag and fall under a deep Larkspur snow. We engineer ours to hold that load, set the posts deep in the rocky ground, and pull the county permit.

  • We engineer the trusses and posts to carry the very heavy Palmer Divide snow load — so the roof doesn't sag or fall like a cheap kit barn will.
  • We dig the footings down to solid ground in the rock, clay, and hard granite, and set the posts deep so wind and snow can't shift them.
  • Shops, horse barns, and storage built for how you'll actually use the acreage — big doors, the right height, room to work.
  • We pull the Douglas County permit and find and mark your well and septic first, so the barn never lands on a buried line.

Built for Larkspur conditions

The details that make a Larkspur pole barn last.

Most barn failures here trace back to a roof that can't hold the snow, posts set too shallow, or a skipped permit. We build for all three.

Very heavy snow load

You're up high, so the snow piles deep — 75 to 90 inches a year. Above 6,000 feet the roof has to carry a very heavy snow load with no break. We engineer the trusses and posts to hold it, so the barn doesn't sag or fall the way a flimsy kit will.

Posts in rocky ground

Larkspur ground is a mix of red rock, clay, and hard decomposed granite. We dig the footings down to solid ground and set the posts deep at the size and spacing the county wants, so heavy snow and ridge-top wind can't shift the barn.

Shops, horse barns & storage

On acreage you need real space — a shop to work in, a horse barn, or storage for equipment and toys. We build it for how you'll use it: the right doors, the right height, and room to move.

Permits and well & septic

Larkspur is unincorporated Douglas County (303-660-7497), so the barn permit comes from the county and the plans must show the footings and the snow load. Most homes are on a well and septic — we find and mark those first, then set the barn clear of every line.

What we see on Larkspur acreage

The Larkspur pole barn calls all start to rhyme.

After a few hundred Front Range builds, the requests from up here are predictable in the best way. Odds are yours is on this list — and we've already solved it.

A real shop on acreage

Out in Perry Park, Bear Dance and toward Spruce Mountain, folks want a heated shop to work in year-round. We build it big enough to move around, with the right doors, and a roof engineered to carry the deep snow.

Horse barns & run-ins

Lots of Larkspur acreage runs horses. We build horse barns, stalls, and run-in sheds sized for your animals and your land, set deep so they stand solid through the winter.

Storage for equipment & toys

Tractors, trailers, RVs, snow gear — acreage means a lot to store. We build storage barns with big doors and the height you need, so everything's out of the weather under a snow-tough roof.

Replacing a sagging kit barn

People call after a cheap kit barn starts to sag under a heavy Palmer Divide snow. We build a proper one — trusses and posts engineered for the load — so it holds up for the long haul.

Building around well & septic

Most acreage homes up here run on a well and septic. Before we dig a single footing, we find and mark your well, tank, and leach field — so the barn never lands on a buried line.

Permits done for you

A barn up here needs a Douglas County permit, with plans that show the footings and the snow load. We draw it all up, pull the permit, and handle the inspections so you don't have to chase it.

Larkspur pole barn questions

What landowners ask us.

Can a pole barn in Larkspur really hold the snow?
Only if it's built for it — and that's the whole point up here. Larkspur sits high on the Palmer Divide and gets 75 to 90 inches of snow a year. Above 6,000 feet the roof has to carry a very heavy snow load with no break. We engineer the trusses and posts to hold that load so the barn doesn't sag or fall the way a flimsy kit will.
Do I need a permit for a pole barn in Larkspur?
Yes. Larkspur is unincorporated Douglas County (303-660-7497), so a pole barn permit comes from the county. The plans have to show the footings, the posts, and how the roof carries the heavy snow load. We draw it all up, pull the permit for you, and handle the inspections.
How do you set pole barn posts in the rocky Larkspur ground?
Larkspur ground is a mix of red rock, clay, and hard decomposed granite. We dig the footings down to solid ground and set the posts deep at the size and spacing the county wants, so the barn stands solid under heavy snow and ridge-top wind.
I'm on a well and septic — does that matter for a barn?
Yes. Most Larkspur acreage homes are on a well and septic. Before we dig a single footing, we find and mark your well, septic tank, and leach field, then place the barn clear of them so it never lands on a buried line.
Can you build a shop or horse barn, not just storage?
Yes. We build shops, horse barns with stalls and run-ins, and plain storage barns — sized for how you'll use the acreage, with the right doors and height. Tell us what you're picturing and we'll build it to fit your land.
How long does a Larkspur pole barn take?
Most pole barns here take a few weeks once the design is engineered and the county permit is in, depending on the size. You get a real schedule up front and a crew that shows up when we said — that's behind a lot of our reviews.
