Built for the Divide

A Larkspur deck isn't a Denver deck.

We've built from the red rocks of Perry Park to the golf homes at Bear Dance and the one-acre lots in Sage Port — and the ground up here doesn't forgive shortcuts. Larkspur sits way up high, around 6,700 to 7,000 feet, on the Palmer Divide. It gets more snow than Castle Rock or Denver — about 75 to 90 inches a year — on big, treed, rocky lots that are often steep.

Decks fail here in the same few ways: the deep snow loads down a frame built for somewhere lower, a deck pulls loose on a steep walkout lot, and tall railings block the mountain view you moved up here for. We build so yours doesn't do any of those.

  • We size the frame and posts for the deep Palmer Divide snow — and engineer any cover over the deck to hold a heavy snow load.
  • We dig the footings down to solid ground in the rock, clay, and hard granite — the size and spacing the county wants, so nothing shifts.
  • On steep walkout lots in Sage Port and Perry Park, we step the deck down level by level — so you keep your view of Pikes Peak, Devil's Head, and the red rocks.
  • Low-maintenance composite (TimberTech and Deckorators), so you're not re-staining wood every couple summers up here.

Built for Larkspur conditions

The details that make a Larkspur deck last.

Most deck failures here trace back to the deep snow, the rocky ground, or a skipped permit. We build for all three.

Heavy Palmer Divide snow

You're up high, so the snow piles deep — 75 to 90 inches a year, more than down in town. We size the deck frame and posts to carry that load, and engineer any cover or roof over the deck to hold a heavy snow load, so it doesn't sag or fall the way a flimsy one will.

Rocky, steep ground

Larkspur ground is a mix of red rock, clay, and hard decomposed granite, and the lots are steep and treed. We dig the footings down to solid ground at the size and spacing the county wants, so a wet spring or a steep slope can't make the deck shift.

Wildfire in the pines

Your home sits in the ponderosa pines, so we build the deck with fire in mind — keeping a clear, safe space around the house and choosing materials that hold up better. Douglas County even helps pay to clear brush, and we can point you to that.

Permits and well & septic

Larkspur is unincorporated Douglas County, so your permit comes from the county (303-660-7497), not a town, and the plans must show the footings. Many homes are on a well and septic — we find and mark those first, then set the posts clear of every line.

What we see in Larkspur yards

The Larkspur deck calls all start to rhyme.

After a few hundred Front Range builds, the requests from up here are predictable in the best way. Odds are yours is on this list — and we've already solved it.

Multi-level view decks

Sage Port, Perry Park and a lot of Larkspur lots are steep walkouts, where the main floor sits a full story above the backyard. We build decks that step down, level by level, to the yard — not one tall deck you need a long flight of stairs to get off of.

Saving the mountain view

In Perry Park, Bear Dance and out toward Dawson Butte, the whole reason you bought the land is the view — Pikes Peak, Devil's Head, and the red rocks. We use thin cable or metal railing so the railing almost disappears, and the view doesn't.

Decks under a snow-tough cover

Folks call after a flimsy cover sagged under a heavy Palmer Divide snow. We build the deck and engineer a roof over it that holds the deep snow load up here — so you keep your shade in summer and a solid roof all winter.

Big decks on treed acreage

Out in Perry Park, Bear Dance and toward Spruce Mountain the lots are measured in acres, the permit goes through Douglas County, and the decks are big — wrap-around, with a few separate areas, built to sit right among the pines and the rock.

Building around well & septic

Most acreage homes up here run on a well and septic. Before we dig a single footing, we find and mark your well, tank, and leach field — so a new deck never lands on a line.

Tearing out a tired old deck

A lot of the first decks up here are splitting, warping, and pulling loose. We tear out the old one, seal the new one to the house the right way, and rebuild it bigger in low-maintenance composite that stands up to the snow and sun.

Larkspur deck questions

What homeowners ask us.

Do I need a permit for a deck in Larkspur?
Yes. Larkspur is unincorporated Douglas County, so your deck permit comes from the county, not a town (303-660-7497). The plans have to show how big the footings are, how far apart they sit, and how the deck ties to the house. We draw all of that up and pull the permit for you, plus the inspections.
Can a deck up in Larkspur really handle the snow?
Yes — but only if it's built for it. Larkspur sits up high on the Palmer Divide and gets way more snow than Castle Rock or Denver, around 75 to 90 inches a year. We size the frame and posts to carry that deep snow, and we engineer any cover or roof over the deck to hold a heavy snow load. A deck built for somewhere lower won't hold up here.
How do you set deck posts in the rocky Larkspur ground?
Larkspur ground is a mix of red rock, clay, and hard decomposed granite, and the lots are steep and treed. We dig the footings down to solid ground at the size and spacing the county wants, so the deck doesn't shift or settle. On steep walkout lots we step the deck down level by level instead of one tall deck.
I'm on a well and septic — does that matter for a deck?
Yes. A lot of Larkspur acreage homes are on a well and septic. Before we dig a single footing, we find and mark your well, septic tank, and leach field, then set the posts clear of them so a new deck never lands on a line.
Can you protect my Pikes Peak or red rock view?
Yes. Thin cable or metal railing keeps your view of Pikes Peak, Devil's Head, and the Perry Park red rocks open and still passes the rules. It's a big reason the hilltop homeowners in Perry Park and Sage Port call us.
How long does a Larkspur deck take?
Most decks here take one to three weeks to build, once the design is set and the county says yes. You get a real schedule up front and a crew that shows up when we said — that's behind a lot of our reviews.
