Built for Elizabeth

An Elizabeth deck isn't a Denver deck.

We've built out on the big acreage lots all along CO-86 — and the ground and the weather up here don't forgive shortcuts. Elizabeth sits high on the Palmer Divide at about 6,477 feet, on clay that swells up when it gets wet, under strong open-plains wind, Hail Alley storms, and about 76 inches of snow a year.

Decks fail here in the same few ways: the clay pushes the posts up and pulls the deck off the house, the wind works a flimsy build loose because there's nothing out there to block it, and tall railings hide the wide view you bought the land for. We build so yours doesn't do any of those.

  • We dig the posts down deep, past the clay to solid ground, and build the frame sturdy — so the open-plains wind can't push it and a wet spring can't lift it.
  • Low-maintenance composite (TimberTech and Deckorators), so you're not re-staining wood every couple summers up here.
  • Thin cable or metal railing on the view lots, so you keep your big open look at the plains — not a wall of pickets.
  • Big view decks for big lots — wrap-around, with a covered spot for the hail and snow, and room to spread out the way acreage lets you.

“After researching several local companies, they were the clear winner. The quality far exceeded the cost — craftsmanship in every square inch.”

Built for Elizabeth conditions

The details that make an Elizabeth deck last.

Most deck failures here trace back to the ground, the wind, or a skipped permit. We build for all three.

Clay that lifts decks

The clay out here swells up when it gets wet — enough to push a deck up and pull it off the house. We dig the posts down deep, past the clay to solid ground, so a wet spring can't lift it.

Big open-plains wind

On Elizabeth acreage there are no trees or houses to block the wind, so a flimsy deck works loose fast. We set the posts extra deep and build the frame sturdy and tied tight to the house, so it stands through the gusts.

Hail Alley, sun & heavy snow

Elizabeth is in Hail Alley and gets about 76 inches of snow a year. We use tougher boards that won't fade or crack, size the frame for the snow, and build covered decks so the next big hail doesn't start it all over.

Permits + well & septic

Elizabeth is in Elbert County, so the permit comes from Elbert County in Kiowa (303-621-3136) — not Douglas County. If your address is inside town limits, the Town of Elizabeth handles it instead. And before we dig, we find and mark your well and septic so nothing gets hit.

What we see in Elizabeth yards

The Elizabeth deck calls all start to rhyme.

After a few hundred Front Range builds, the requests from out here are predictable in the best way. Odds are yours is on this list — and we've already solved it.

Big decks for the acreage view

The whole reason you bought land out here is the wide-open plains. We build decks with thin cable or metal railing so the railing almost disappears — and you see the view, not the pickets.

Wind-tough builds on the open plains

Out on the bare acreage there's nothing to slow the wind down. We set posts deeper than most crews and build the whole deck sturdy and tied tight to the house, so it doesn't budge in a gust.

Covered decks for hail & snow

If you've patched a deck or a roof after an Elizabeth storm, you're not alone. We build wind-rated covered decks so you get shade in the summer and a roof over your head when the Hail Alley storms and 76 inches of snow come.

No-HOA freedom builds

A lot of Elizabeth land has no HOA or only loose covenants, so you can build big with no design review. Want a huge wrap-around deck with a few separate areas? Out here you can — and we love it.

HOA & approval builds

The newer communities like Independence, Spring Valley Ranch, and Gold Creek Valley do have HOAs or a metro district that checks your plans before you build. We've done that paperwork before and handle it for you.

Working around well & septic

Most homes out here are on a well and septic, not city water and sewer. Before we dig a single deck footing, we find and mark the well, the tank, and the leach field so nothing gets hit.

Elizabeth deck questions

What homeowners ask us.

Do I need a permit for a deck in Elizabeth?
Yes, most decks need a permit. Elizabeth is in Elbert County, so the permit comes from Elbert County Building at 215 Comanche St in Kiowa (303-621-3136) — not Douglas County, and not Castle Rock or Parker. If your address is inside the Town of Elizabeth, the town handles it instead (303-646-4166). Many addresses out here are outside town limits — we figure out which one is yours and pull it for you, plus the inspections.
I have acreage with no HOA — can I build any deck I want?
On a lot of Elizabeth acreage, yes — there's no HOA or only loose covenants, so you can build a big deck with no design review. We love these jobs. The newer communities like Independence, Spring Valley Ranch, and Gold Creek Valley do have HOAs or metro districts, so there we fill out the approval paperwork for you.
How do you keep an Elizabeth deck from shifting in the wind and clay?
Out on the bare acreage there's nothing to slow the wind down, and the clay swells when it gets wet. We set the posts extra deep, down past the clay to solid ground, and build the frame sturdy and tied tight to the house — so the wind can't push it and a wet spring can't lift it.
Can you build a deck that keeps my big open view?
Yes. The whole reason you bought acreage out here is the wide-open plains view. We use thin cable or metal railing so the railing almost disappears — you see the view, not the pickets — and it still passes the rules.
What decking holds up best up here?
Up at 6,477 feet the strong sun and hail are hard on wood. We mostly use composite boards (TimberTech and Deckorators) that won't fade, crack, or splinter — or cedar if you want the natural wood look. And we're on a well and septic out here too, so before we dig we mark them so nothing gets hit.
How long does an Elizabeth deck take?
Most decks here take one to three weeks to build, once the design is set and the county or HOA says yes. You get a real schedule up front and a crew that shows up when we said — that's behind a lot of our reviews.
