Almost always, yes. The HRCA Architectural Review Committee checks your plans, materials, and colors before you build a fire pit, outdoor kitchen, seating wall, or covered patio (you can reach them at 303-471-8821). We fill out the ARC form for you. If you live behind the BackCountry gate, there's a second review there too — and we handle that one as well.
Can you build a covered patio that holds up to the hail?
Yes. Highlands Ranch sits right in Hail Alley, so we build covered patios with sturdy roofs and tougher materials. That way your kitchen, fire pit, and furniture stay dry and out of the storm — and the space lasts.
Who issues the building permit?
Highlands Ranch is part of unincorporated Douglas County, so the permit comes from the county (303-660-7497), not a city. We pull it for you. Covered patios, gas lines for a fire pit or kitchen, and footings usually need a permit — and we handle all of it.
